GARAGE EPOXY COATING
IN SAVAGE, MN

Savage is mostly 90s through 2010s build-out with predominantly attached two- and three-stall garages. The slabs are usually 15 to 30 years old and in solid shape structurally, but they've had enough winters to start showing salt scaling at the overhead door.

Local Concrete Notes — Savage

WHAT WE SEE
ON SAVAGE SLABS

Savage is mostly 1990s through 2010s construction — newer suburban build-out with predominantly attached two- and three-stall garages. The slabs we coat here are typically 15 to 30 years old, which means the concrete is usually clean and structurally sound but has had enough winters to start showing salt scaling near the overhead door and minor pitting in the high-traffic zones. We almost always still see traces of curing compound on slabs from the 2000s build-out that have to be ground off before coating.

On a 20-year-old suburban slab in solid shape, the prep is straightforward but non-negotiable: full diamond grind, joint and crack treatment, then the system. That's the floor you walk away from for 15-plus years.

  • Salt-line scaling at the overhead door from accumulated winter chloride
  • Curing-compound residue on 2000s-era pours needs mechanical removal
  • Joint movement from freeze/thaw can transfer cracks through a coating if joints aren't treated first
  • Diamond grinding on every job — no acid wash, no shortcuts
  • Sherwin-Williams industrial epoxy and polyaspartic products
  • 10-year written warranty on every installation

NEIGHBORHOODS
WE SERVE

Savage is a mid-size Scott County suburb with most of its growth concentrated in the 1990s and 2000s. The city sits between Prior Lake and Burnsville on the Scott County northern tier, with Cleary Lake Regional Park on the eastern edge providing a natural boundary. Slabs here are predominantly in the 15–30-year age range — the most common scenario is a structurally sound slab with standard suburban wear that needs diamond grinding, joint work, and a fresh system.

FREQUENTLY ASKED
QUESTIONS

Savage-specific questions we hear often — answered straight.

Our Savage garage was built around 1997 and still has the original slab. What kind of shape is it likely in?

A 1997 Savage slab has had close to 30 years of Minnesota winters. At that age, expect to see salt-line scaling near the overhead door, control joints that have widened or chipped, and the beginning of hot tire pickup. The structural integrity is usually fine, but the surface needs proper prep before any coating bonds correctly.

Is Savage within your regular service area?

Yes. Savage is one of our regular Scott County service areas. We work in Savage frequently, and lead times are similar to our other south-metro locations. Call (952) 222-7413 or submit the contact form for current scheduling.

We have a patio slab near Cleary Lake. What should we know about coating outdoor concrete?

Outdoor concrete near Cleary Lake needs a UV-stable polyaspartic or polyurea system. We assess the drainage situation at the slab edges — if water pools against the foundation or at the slab perimeter, that affects freeze/thaw stress on the coating at the edges. Standard epoxy should not be used for outdoor slabs in Minnesota.

What's the difference between a flake system and a metallic system?

A flake system uses decorative vinyl chips broadcast into the wet epoxy coat — the result is a textured, granite-like appearance that is low-maintenance and highly durable. A metallic system uses pigmented metallic epoxy in the base coat — the result is a fluid, high-gloss swirled appearance more common in showrooms and upscale garages. Both get a polyaspartic topcoat.
